We would nevertheless like you to be aware when looking from an outsider’s prospective, that the Madeira real estate property market on the island is still somewhat perplexing. In it’s efforts to improve the history of a somewhat “poor professional” image of the Madeira Real Estate , the Portuguese Government has introduced new controlling regulations and principles which all licensed realtors/ estate agents have to abide by resulting in some positive changes within the Madeira real estate . However, don’t be surprised as a foreigner, to still be offered to buy, Madeira real estate , via a local taxi driver, restaurant owner, hotel receptionist, large developers and/or property speculators, some of whom may have also acquired a different type of licence to buy and sell their own property,but will sell that of others ilegally – very often risking consumer protection in the process.
Local owners and sellers alike often hand out their listings to anyone and everyone without updating these agents accordingly as to pricing changes and any developments in general. Hence, for example, you may find that the same real estate property is being advertised at different prices by different Companies – often with huge variation in prices. If you’re serious about buying property in Madeira, my advice to you is to search and opt for Government licensed companies on the island – all of these Real Estate businesses have had professional training and thus are in possession of compulsory insurance policies which protect you as a consumer in the event of any misconduct - without having to resort to costly litigation procedures. The compulsory insurance policy covers an average amount of 250000 Euros.
Furthermore all real estate/properties marketed by these licensed companies may not be owned by them. Rather chose one of these real estate companies with whom you feel more comfortable with and ask them for their proof of licence / legal identification which they are obliged to produce - which looks like my licenced Realtor – Real Estate Agent id card - per image here below.
